Privacy Policy

Effective and Last Updated: July 27, 2026

Golden Pond, operated by Stage Senior Management, LLC ("Stage Senior," "we," "us," or "our"), provides this Privacy Policy to explain how we collect, use, disclose, retain, and protect personal information online and offline. This policy covers our website, inquiry and tour forms, chat, calls, text messages, email, advertising measurement, and related community services.

This policy is a notice, not a request for blanket consent. Where consent is required, we ask separately and for the specific activity.

Notice at Collection

At or before collection, we may collect the categories described in Section 1: identifiers and contact details; inquiry and commercial information; internet, device, and approximate-location activity; communications and audio or sensory information if a call is recorded; consent and preference records; care-related details and inferences generated by the optional care guide; and admissions or resident information when applicable. We collect them for the purposes in Section 3, including responding to requests, scheduling visits, operating and securing the site, providing authorized communications, maintaining preference evidence, and optional measurement or advertising when allowed. Section 9 explains our retention criteria. We do not sell personal information for money. Optional transfers of identifiers, device activity, attribution data, and hashed contact identifiers to advertising providers may be treated as sale or sharing. Use "Your Privacy Choices" in the footer to turn those transfers off before submitting a form.

1. Personal Information We Collect

During the preceding 12 months, we may have collected the following categories of personal information:

  • Identifiers and contact information: name, email address, postal address, telephone number, online identifiers, IP address, and identifiers assigned by our systems or advertising partners.
  • Inquiry and commercial information: the community or service requested, relationship to a prospective resident, budget or timing preferences, inquiry history, tour requests, appointment details, and interactions with our advertisements.
  • Internet and device activity: browser and device type, operating system, pages and features used, referring and landing pages, approximate location derived from IP address, cookie identifiers, advertising click identifiers, and attribution information.
  • Communications and audio or sensory information: messages submitted through forms or chat, emails, text messages, call metadata, and call recordings when notice is provided and recording is permitted.
  • Consent and preference records: SMS opt-in, privacy choices, timestamps, source pages, policy versions, and opt-out records.
  • Sensitive or care-related information: care interests, age range, mobility, memory, safety, health-related concerns, or other information you choose to include in an inquiry. Please do not submit medical records, Social Security numbers, financial account details, or other highly sensitive information through general website forms, chat, email, or text.
  • Inferences: a general care-fit result produced in your browser from answers you choose to provide. The result and underlying answers are not sent to analytics or advertising providers.
  • Admissions and resident information: information collected during an application, assessment, move-in, or residency process. Additional notices and agreements may apply to those records.

2. Sources of Personal Information

We obtain personal information from:

  • You, a family member, representative, referral source, or another person acting on your behalf.
  • Your browser or device through cookies, pixels, local storage, server logs, and similar technologies.
  • Our community teams, call and messaging providers, scheduling providers, customer relationship and resident-management systems, and other service providers.
  • Advertising, analytics, referral, social-media, and directory partners when you interact with their services or advertisements.

3. How We Use Personal Information

We use personal information to:

  • Respond to inquiries, provide requested information, discuss care and living options, and follow up over a reasonable period.
  • Schedule, confirm, and manage tours, calls, appointments, applications, and admissions.
  • Provide customer service, chat, email, telephone, and text-message communications you request or authorize.
  • Operate, secure, troubleshoot, and improve our websites, forms, communications, and community services.
  • Measure site use and advertising effectiveness, attribute inquiries, suppress duplicate advertising events, and—when allowed by your privacy choices—support advertising and remarketing.
  • Maintain consent and opt-out evidence, comply with law, prevent fraud or misuse, exercise legal rights, and complete business transactions.

We do not use care-related information submitted in an inquiry to make an automated decision about residency eligibility. Eligibility and care decisions occur through the separate admissions and assessment process.

4. How We Disclose Personal Information

We disclose personal information only for the purposes described in this policy. Recipient categories and examples may include:

  • Stage Senior and the community you contact, so the appropriate team can respond and manage your inquiry.
  • Website, hosting, database, security, and content providers, such as Vercel, Sanity, Supabase, and Cloudflare.
  • Communications, call tracking, chat, email, and scheduling providers, such as Aircall, Twilio, CallRail, Talk Further, Resend, and Microsoft Bookings.
  • Customer relationship, lead-management, admissions, and resident-management systems, including Yardi. Qualified inquiry and tour information may be sent before residency so the community can respond and coordinate follow-up.
  • Analytics and advertising providers, such as Google, Meta, OpenAI Ads, AdRoll, and Microsoft, when the relevant optional measurement or advertising use is allowed.
  • Professional advisers, regulators, courts, law enforcement, or other parties when reasonably necessary for legal, safety, security, or business-transfer purposes.

Service-provider access is limited to the purpose for which information is provided. We review contracts and configurations according to the nature of the service and the information involved.

5. Sale, Sharing, and Targeted Advertising

We do not sell personal information for money. When optional advertising measurement is allowed, we may disclose online identifiers, device and browsing activity, advertising attribution data, and hashed contact identifiers to advertising and measurement providers. Some privacy laws may define those disclosures as a sale, sharing, or targeted advertising even though no money is exchanged.

During the preceding 12 months, the categories disclosed for optional cross-context advertising may have included identifiers, internet or device activity, and advertising or commercial information. Each category described in Section 1 may also be disclosed as reasonably necessary to the service providers and other recipient categories in Section 4 for the stated business purposes. We do not send care-guide answers or inferred guide results to analytics or advertising providers.

You may opt out of sale, sharing, cross-context behavioral advertising, and the related optional advertising measurement at any time through "Your Privacy Choices" in the footer. We voluntarily process a valid Global Privacy Control signal as the same opt-out by disabling the advertising category. The signal does not disable essential features or change separate analytics and chat choices. We do not require identity verification for this opt-out and do not use it for another purpose.

We use sensitive personal information only as reasonably necessary to respond to a request, provide community or admissions services, protect security, comply with law, or for another purpose permitted without a separate right-to-limit link. We do not use care-related information for cross-context behavioral advertising.

We do not sell or share mobile phone numbers, SMS consent, or text-message content with third parties for their own marketing or promotional purposes.

6. Cookies, Tracking, and Browser Signals

Essential technologies support security, routing, fraud prevention, and saved privacy choices. Optional technologies support analytics, advertising measurement, and chat. The privacy control separates these categories so optional tools can be turned off without preventing an inquiry or tour request.

Third-party analytics and advertising services may collect information about activity over time and across websites when their category is allowed. To use Global Privacy Control, enable it in a browser or extension that supports the signal and visit the site with that browser. A visible status confirms when the signal is honored. The opt-out applies to optional sale/sharing and advertising transfers from that browser or device; it does not by itself identify you, change another browser or device, or delete account, inquiry, or offline records. Contact us for those requests. Because there is no consistent industry standard for the older Do Not Track signal, we do not respond to Do Not Track alone.

7. Text Messaging

We send customer-care and tour-related text messages only after an applicable opt-in or when you initiate the text conversation. Message frequency varies; message and data rates may apply. Reply STOP to opt out or HELP for help. SMS consent is not a condition of touring, applying for residency, or receiving services.

Telecommunications and customer relationship providers may process mobile information only as needed to operate the messaging service. Please do not send protected health information or other highly sensitive information by text.

8. Call Tracking and Recording

We may use different telephone numbers to identify the page or advertising source that generated a call. This can involve the caller's number, source, date, time, duration, and call outcome.

Calls may be monitored or recorded for quality, training, compliance, and recordkeeping only after any notice or consent required by applicable law. If you do not wish to be recorded, tell the team member or end the call and contact us by another channel.

9. Retention

Our retention criteria include the time needed to respond or provide requested services, the relationship involved, security and duplicate-prevention needs, legal or licensing duties, consent and opt-out evidence, disputes or legal holds, and whether a record can be deleted or deidentified in each active provider. Our current target periods are up to 24 months for inquiry, tour, and call-event records; 12 months for chat history; about 90 days for duplicate-prevention records; approximately 7 to 90 days for application logs depending on severity; and up to 36 months for non-identifying analytics rollups.

Consent, opt-out, compliance, security, admissions, resident, and legal records may be kept longer when reasonably necessary for those criteria. Authorized operators review records for deletion, deidentification, or anonymization when a target period ends and no exception applies. Our initial cross-system inventory and provider validation are ongoing, so you may contact us to request review of a specific record.

10. Your Privacy Rights and Choices

Depending on where you live and whether a particular law applies, you may have rights to know or access personal information, obtain a portable copy, correct inaccurate information, request deletion, opt out of targeted advertising or certain disclosures, withdraw consent, and appeal a denied request. We do not discriminate against a person for exercising a privacy right.

Stage Senior voluntarily accepts access, correction, deletion, and portability requests from website visitors even when a state privacy law does not require it, subject to reasonable verification, legal exceptions, and our ability to identify the relevant records. An authorized agent may submit a request when they provide proof of authority and we can verify the consumer as appropriate.

Use "Your Privacy Choices" in the footer for sale/sharing, advertising measurement, analytics, and chat preferences. For another privacy request, email info@goldenpond.com or info@stagesenior.com, call the Community, or call Stage Senior at (303) 436-2300. We respond within the time required by applicable law and ordinarily aim to acknowledge a request within 3 business days and complete a verified request within 30 calendar days.

11. Security

We use administrative, technical, and physical safeguards designed for the nature of the information and our systems. These include encrypted website connections, access controls, logging, anti-abuse controls, backups, and vendor review. No transmission or storage method is completely secure, and we cannot guarantee absolute security.

12. Children

Our website is intended for adults and is not directed to children under 13. We do not knowingly collect personal information directly from children under 13 through the website, and we do not knowingly sell or share personal information of anyone under 16 for advertising. Contact us if you believe a child submitted information.

13. Third-Party Sites

Links and embedded services operated by other organizations are governed by their own privacy practices. Review their notices before submitting information.

14. Changes to This Policy

We review this policy at least annually and update the effective date when it changes. For a material change, we will provide a prominent website notice or another notice reasonably suited to the information and relationship involved before the change applies where required.
